A commercial roof is an assembly: a membrane, metal or coated surface on top, insulation under it, a deck under that, and a sealed detail at every place the surface is interrupted by a drain, a wall, a curb or a pipe. An inspection concentrates on those interruptions, because a continuous sheet keeps water out on its own and the places it has been cut and sealed by hand are where it stops doing so. The open field of the roof still gets walked for punctures, blisters and surface wear.

The surface does not tell the whole story. Water that gets past a seam runs along the top of the insulation and drops somewhere else, and insulation that has been wet for a season looks like dry insulation until it is cut into. The inspection has to establish how far the wet material runs, because that is what separates a contained repair from work that removes a larger part of the existing assembly.

Repair a contained problem

A localized seam, curb flashing, drain bowl or puncture is repaired when the membrane around it will still take a compatible patch or weld and the insulation under it is dry. Wet or damaged material inside the repair area comes out and the assembly is rebuilt there before the surface is closed. The repair is sized by where sound, dry material begins, not by the size of the hole.

Restore a suitable roof

A coating extends a roof that is structurally sound, dry and compatible with the product. Before it goes down, the insulation gets a moisture check, seams and flashings are repaired with real details rather than painted over, and the surface is cleaned and primed so the coating bonds. Meet those conditions and restoration is a serious option. Skip them and the coating seals the problem in.

Replace unsuitable material

Broad deterioration, wet insulation across large areas or an assembly that cannot be attached to properly makes replacement the honest scope. The work names what is removed, what remains and why, how the new system attaches to the deck, and how every drain, curb, parapet and edge is flashed into the new membrane.

A low-slope roof only works if the water leaves it, and the work only works if it fits the building.

Water that stays on a low-slope roof after a rain is a symptom worth chasing. It means an outlet is blocked, a drain sits above the low point, the deck has settled, or the roof was never pitched to the drains it has. Standing water loads the deck, ages the membrane where it sits, and finds the smallest opening at a seam or fastener. A patch or a coating over that area does not correct a blocked outlet or an unsound support; the drainage path has to be fixed as part of the project.

The other half of the scope is the building itself. An occupied Kiefer shop, office or church keeps operating while the roof is worked on. Entrances and deliveries, a loading dock, roof-mounted units that cannot be shut down during business hours, tenants trading below the work area and any interior investigation all shape the sequence.
